Located in a quiet area with mountain views and just a few minutes walk from the town centre of Kaprun and the free ski bus shuttle. Kaprun’s main lift, beginners’ slopes and ski school meeting place are all nearby. Younger children (3-6yrs) are well looked after at the children’s fun park by the nursery slope.

We offer a friendly, warm and welcoming atmosphere in a snow sure resort. The Guesthouse has been completely renovated offering comfortable, well-appointed bedrooms each with a private bathroom and some rooms have a balcony. For the comfort and safety of all our guests we have a non smoking policy.

Trish, Steve and Jack, our Labrador, together make up the family Barnes. We have been keen skiers and walkers for many years and as owners of Haus Patricia have now taken the opportunity to enjoy our passion for the Austrian mountains all year round.
Our aim is to make your stay as enjoyable as it can be. We both take pleasure from helping our guests to find the same enjoyment as we do from this beautiful area. Because we live here all year we are in a great position to help you.
