A good night's sleep is a perfect start to your day and our comfortable guest rooms ensure just that. All rooms are en-suite, some with balcony providing beautiful panoramic views of the surrounding mountains. Follow a good nights rest with our substantial buffet breakfast which includes homemade jams, locally produced bread and farm fresh eggs.

We have a small and friendly lounge area to relax and enjoy the company of others. Why not let Steve pour you a drink from the bar and enjoy Trish's homemade cakes.
We have a heated ski/boot room - we all know what it's like putting on cold wet boots in the morning!
Self-catering Apartments
We are pleased to be able to offer three apartments located near to Haus Patricia. Although the apartments are not owned by us we are happy to extend our high level service to those renting the apartments. We will be available to greet you on arrival and answer any questions you may have relating to your stay in Kaprun.
Should you choose, you may take breakfast in Haus Patricia at a small extra cost.
Apartment 1 owned by Erdim Erun
A studio apartment on the ground floor overlooking the farm meadow and ski school during the winter months.
There is a separate small kitchen with fridge, microwave and double hobb. The bathroom consists of a bath, shower and WC.
The small lounge area has 2 single beds and a sofa bed ideal for children. There is a dining table and TV. The apartment has a large balcony.
In our opinion this apartment would suit two persons or a family with young children.
Apartment 2 owned by Viv and Graham Rowley
Apartment 2 is a large non smoking studio apartment which sleeps 2/4 on the 3rd floor with a large balcony overlooking the mountains.
The apartment consists of 2 single beds and a large double pull out sofa bed. The sleeping areas are seperated by a curtain. There is a dining area with TV and the small kitchen has fridge, microwave and double hobb. The bathroom is seperate with a bath, shower and WC.
This accomodation is ideal for up to four persons. Access to the apartment is by stairs and therefore would not be suitable for everyone.
